Airbnb Hosting Fees
One of the most prominent questions people have when they start hosting on Airbnb is how much does it cost? How much are Airbnb Hosting Fees?
Like most short-stay platforms, Airbnb charges a fee to list your property. However, this is not an upfront fee before your listing goes live; it is a percentage-based fee on each booking. Unlike most other platforms, Airbnb offers a choice in most instances of how this is charged, a Host Only Fee or a Host and Guest Split Fee.
Host and Guest Split Fee
Often the starting point for most Hosts is a Host and Guest Split Fee. And it works how it sounds - the Host and Guest pay a percentage-based fee to Airbnb for the booking.
Host Fee
Hosts will typically pay a 3% Airbnb Service fee. The service is calculated on the booking subtotal - the subtotal includes the nightly rate, cleaning fee and additional guest charges but excludes Airbnb fees and taxes. There are some instances where this fee may be higher, but this is primarily for Airbnb Plus listings, Super Strict cancellation policies or hosting in Italy.
Guest Fee
Airbnb states that most guest fees are under 14.2% of the booking subtotal, but various factors influence the cost. The fee is shown as a service fee, so guests know what to expect.
Host Only Fee
Airbnb offers an alternative charging method where the host pays the full service charge and no charge to the guest. This is typically between 14-16% of the subtotal of the booking. Once again, there are instances when this is more but primarily for Airbnb Plus Hosts and those with Super Strict Cancellation policies.
For hotels, serviced apartments and hosts using property management software (channel manager), Airbnb states that this charging option is compulsory.
